Norms of legislation

When building a well on a private site, the requirements of the following legislative acts are taken into account:

  • SNiP 30-02-97. This document was updated in 2019. Now, when building wells with a water consumption of more than 100 cubic meters per day, it is required to register the facility, obtain a license and pay taxes. The SNiP contains recommendations on the construction of facilities on the site. The local administration of SNT or another type of partnership in the regulations indicates the corresponding requirements for the location of objects. When drawing up the charter, the recommendations of the SNiP are taken into account.
  • SP 53.13330.2011. This guide helps you determine the correct location for the well on the site diagram. It is used in the development of the allotment plan before the start of the construction of residential and commercial facilities.
  • SP 31.13330.2012. These rules govern the construction of sanitary facilities on their own site.

Most often, mine wells are created in suburban areas. They are built taking into account the water source in the neighboring area. The work of choosing a place for the construction of a well must be entrusted to a specialist. If you do not take into account the depth, the volume of the water intake point of the neighbors, after construction, water can go into a new well. This will lead to litigation with neighbors. The owners of suburban areas have to observe a whole set of rules when placing objects of the allotment. It is especially difficult for owners of narrow and small areas to find the optimal location for drilling a well. An ideally located well should:

  • Be at a sufficient distance from the foundation so as not to cause destruction of the house due to undermining of the base.
  • Do not disturb neighbors.
  • Don’t be too far from home. Otherwise, a complex communications system will be required, which will be expensive and clogged.
  • Keep a sufficient distance from sources of pollution.

In accordance with SNiP 30-02-97, the minimum distance from the well to the base of the house is 3 m.But it is better to build a well at a distance of up to 5 m.

Such a safety measure is necessary, since after digging a mine, the water rises by 1.5-2 m relative to the aquifer. Therefore, shallow wells will be the most problematic to operate. Such mines are set up in areas where groundwater comes close to the surface. After arranging the wellbore, flooding may occur. The water level will rise and seep through the walls of the shaft.

This leads to undermining of the foundation. Over time, it will collapse, which entails the most undesirable consequences for the building. It is not safe to live in such a house. The shaft of the well must be properly sealed. It is best to use reinforced concrete rings in this case. Using stone, brick or wood for the construction of a mine, you need to choose high-quality materials for sealing.


Alternative solution

If the house has not yet been built, you can make a well directly in the building. This solves the problem of removing the well from different objects. The interior layout of the house must be properly designed. The well must be at an appropriate distance from the foundation.

Such a solution allows you to save space on the site, reduce the cost of arranging a water supply system. First, a well is created on the site, and then a foundation pit is dug. The type of soil, topographic features of the area are taken into account.

The advantages of such a solution are comfort when arranging a communications system for supplying water to a bathroom, a toilet, a kitchen. A minimum number of pipes and a pump with less power are required. This reduces the cost of arranging the water supply system.

Building a well inside the house also has a number of disadvantages. For example, if the equipment supplying water fails, the well needs repair. This may require special equipment that cannot be used in a basement environment. To periodically clean the shaft, you need to provide sufficient space around the well. The finishing materials in the basement must be resistant to moisture.

  • from outbuildings without a foundation – at least 1 m;
  • from trees – 4 m;
  • from bushes – 1 m;
  • from septic tanks, cesspools, toilets, and other objects that can cause pollution – at least 50 m.

Removal from the septic tank

If there is no centralized water supply on the site, then there is no general sewage system. A septic tank is being equipped, which will be an excellent alternative to a cesspool. Modern equipment for autonomous sewerage has a lot of advantages. But it is still a source of possible contamination of drinking water.

To meet the requirements of sanitary and hygienic standards, the septic tank must be at a distance of at least 20 m from the well (provided that a sealed container is used). Sewage is eventually pumped out with a sewage machine. Therefore, the septic tank is located in the immediate vicinity of the roadway.

The same requirements apply to the septic tank of the neighbors. Their autonomous sewage system should be located at a distance of 20-50 m, depending on the type of septic tank.

Distance from the fence

In a suburban area, the fence runs along the street or roadway and along the boundary line between the plots. There are no clear rules for indentation from fences in modern SNiPs and SanPiNs. However, the recommended distance is 5 m when it comes to a fence between the site and the carriageway. This prevents contamination of drinking water.

The well can be located at a distance of 1 m from the neighbors’ fence. But judicial practice shows that problems do not arise if at least 2 m recede from the border. In this case, the well will not interfere with the neighbors.

Well near the house

If a water intake point can be created in the immediate vicinity of a residential building, this is the easiest option. One inspection well is equipped at the pipe entrance to the building. External wiring is mounted at a distance of 20 cm from the wall of the house. Therefore, if the inspection well has a diameter of 1 m, there must be at least 70 cm from its center to the building.

Well far from home

It is more difficult to design a site plan when the water intake point is far from the house. In this case, several inspection wells are mounted. The maximum allowable distance between them is 15 m.

Since the water line is long in this case, it may be necessary to create turns. In places where communications change direction, rotary wells are set up. You need to connect the pipes very accurately. In places of turns, blockages most often occur.

The situation is even more difficult with laying a route from a well, if there are elevation differences on the site. The pipes have a considerable length, so they are laid in this case at different depths. For this, a differential design is used.

The route must be inclined towards the well. Inspection hatches are arranged at a distance from other objects. This is regulated exclusively by the features of the site’s relief.
